Owners of off-shore property are given an undivided fractional interest in a
specific Beach Club on the deed to their property. As one of the joint
owners in a beach club property, they enjoy the benefits of lake access.
Off-shore property owners are assessed an additional amount of dues each
year for the upkeep of the Beach Clubs.
All Beach Clubs have imposed the following rules for their members:
Not a public beach.
Restricted to property owners of this beach club.
No motorized vehicles.
No campfires.
All watercraft must be registered and must display a sticker.
I.Responsibilities of the LLPOA Board of Directors - Article VI,
Section 2G states that a duty of the Board of Directors will be to
maintain the Outlots, Common Areas, Beach Clubs, and facilities:
1.MOWING: The extent of the mowing could be determined by
the members of that particular Beach Club and so indicated to
the Beach Club committee and approved.
2.DOCKS: The LLPOA will maintain at least one dock on each
active Beach Club. This will indude putting in the dock in the
Spring and removal in the Fall if necessary.
3.PICNIC TABLES: The LLPOA will place and maintain at least
one picnic table on each active fleach Club. This will be
permanently located in an area for common usage.
4.Funds to be expended on the Beach Clubs will be derived from
additional assessments against Beach Club lots. This needs to
be taken into consideration when any large projects are
proposed or requested by Beach Club members. Some
projects such as erosion control, etc. will probably necessitate
increased dues.
These are the current basic obligations of the LLPOA Board of
Directors.
II.BEACH ClUB PROPERTY OWNERS ASSOCIATION: The
establishment of a Beach club Owner's Association for each individual
Beach Club with mandatory membership and dues. The mechanics of
these groups could be up to the individual Beach Club with certain
requirements.
